Costa del Sol or Costa Blanca: which coast suits you?
Two coasts, two climates, two types of communities. Below is how they differ and what that means for usage, rentals, and costs. Including the points where each coast falls short compared to the other.
Four differences between the two coasts
It is not the most beautiful coast that wins. The coast that wins is the one that suits how often you visit, who you want around you, and what you are willing to pay per square metre.

Climate and season length
The Costa del Sol has the mountains at its back and remains mild outside of summer, meaning the season lasts much longer. The Costa Blanca is drier, with a distinct summer and a quieter winter by the sea. A longer season means more rental opportunities. It also means busier streets, full terraces, and tourists around you for a larger part of the year.

Price levels and property types
On the Costa del Sol, building land between the mountains and the sea is limited. As a result, price levels are higher, at around €4,300 per m² compared to €2,800 per m² on the Costa Blanca. On the Costa Blanca, you get more space for your money, often in spacious developments further from the beach.

International community
The Costa del Sol attracts a broad mix: British, Scandinavian, German, Belgian, Dutch, and buyers from the Middle East. The Costa Blanca has a larger and more established Dutch and Belgian community, which sometimes comes at the expense of the Spanish atmosphere. On the Costa del Sol, that international mix blends well in a luxury setting with like-minded people.

Airports and accessibility
Málaga is the largest airport in Southern Spain, with connections to around 150 destinations and year-round flights from the Netherlands. Alicante is closer to the Costa Blanca and is served by several Dutch airports, though with a reduced schedule out of season. Calculate the time and money involved based on how often you plan to visit.
Is the Costa del Sol right for how you want to live?
Choosing the right region depends on your daily life. Where do you want to live, which amenities do you want nearby, and how often will you be travelling to the Netherlands?
Provincial asking prices and regional occupancy rates provide an indication of the market. Results vary depending on the specific property, location, and rental potential. Historical price trends are no guarantee of future performance.

Costa del Sol: combining personal use with rental
A place of your own on the Spanish coast, with the option to rent it out when you are not there yourself. The Costa del Sol is an attractive prospect for buyers looking to combine both. Excellent connections via Málaga make regular visits practical, while the rental market remains active beyond the summer months. Purchase prices are higher than on the Costa Blanca, which is why the property's location, quality, and rental potential deserve extra attention.
Rental
There is demand for holiday apartments even outside the high season. This offers opportunities to spread rental income throughout the year.
Capital appreciation
Asking prices in the province of Málaga have risen by an average of approximately 12% per year over the last five years. This provides historical context for those buying for the long term.
Costa Blanca: more options within your budget
The Costa Blanca is an attractive option for those looking for a holiday home with a lower entry price. Provincial asking prices are on average lower than those in Málaga, meaning your budget may allow for extra living space, a terrace, or a different location. Direct flights from the Netherlands to Alicante also make the region practical for regular personal use. If you also want to rent out your property, it is better to look at the Costa del Sol.
Purchase price
The average asking price per m² is lower in the province of Alicante than in Málaga. As a result, the same budget can offer more living space or outdoor space.
Personal use
The rental market has a clear summer peak. Those who enjoy the property themselves outside of that period keep the busiest months available for rentals.

Frequently asked questions
What buyers ask us once the choice between these two coasts is on the table.
That depends on your property and your rental strategy, not the coast. The Costa del Sol has a longer season, while the Costa Blanca has a lower entry price per m². Both can achieve returns within the standard range of 4 to 8 percent net per year. What your property earns depends on occupancy, costs, and management. We do not provide any guarantees on this.
Both coasts have high-quality jobs. The Costa del Sol has the highest density, plus a wider range of international schools and clinics. On the Costa Blanca, the facilities are more compact and closer together. Look at what you use on a weekly basis, not the total.
On paper, the figures are quite similar. The difference lies in the winter. On the Costa del Sol, the mountains block the wind, and the autumn remains mild for a long time. The Costa Blanca is drier and feels cooler by the sea. In July and August, it is simply hot on both coasts.
The entry-level price per square metre is lower: around €2,800 compared to €4,300 on the Costa del Sol. You get more property for your money there. On the Costa del Sol, you pay a premium for the location, facilities, and the length of the season. Also, check service charges and local taxes, as these vary by municipality.
The Costa Blanca has a larger Dutch community and a lower cost of living, which is helpful if you want a soft landing. The Costa del Sol has more international schools, clinics, and job opportunities, which is useful if you are moving with a family or a business. Both work well; they just require different things from you.
