Mortgage calculator

Calculate your Spanish mortgage

This calculator works out your monthly repayments and maximum principal based on the criteria Spanish banks apply to non-residents. This is an illustrative example, not a binding offer.

How a mortgage in Spain works

Six steps from the initial calculation to the notary. Our mortgage advisors will guide you through them.

1

Orientation

Use this calculator to determine what is financeable. Spanish banks will lend up to 70% of the valuation or the purchase price, whichever is lower. You will need to provide the remainder yourself.

2

Building your file

Passport, payslips, tax returns, and an overview of your current financial obligations. If you are self-employed, annual accounts and VAT returns are also required. The completeness of this file determines the pace of the entire application.

3

Bank selection

Our mortgage advisors will submit your file to several Spanish banks. Terms and conditions vary by bank and by profile. We compare interest rates, margins, and the additional products that banks often look to bundle.

4

Valuation

The bank will have the property valued by an accredited Spanish agency. If the valuation is lower than the purchase price, your maximum mortgage will decrease accordingly. This is the moment when a calculation becomes reality.

5

Reviewing the offer

You will receive a binding offer from the bank. We will go through the terms and conditions with you: the penalty for early repayment, the mandatory insurance policies, and the costs passed on by the bank. Only then do you sign.

6

Notary

The mortgage deed and the deed of sale are signed at the same notary. From the time you have a complete file, allow for approximately 4 to 6 weeks until this point. The valuation and legal checks account for the majority of this time.

Frequently asked questions

The questions our mortgage advisors are asked most frequently.

How much can I borrow?

As a non-resident, a Spanish bank will generally finance up to 70% of the valuation or the purchase price, whichever is lower. The bank will also assess your income: your total monthly obligations must not exceed approximately 35% of your net monthly income. Therefore, count on a minimum of 30% of your own capital, plus the buyer's costs on top of that.

Which documents are required?

A valid passport, recent payslips, tax returns for the last two years, and your employment contract. If you are self-employed, you will need to provide annual accounts and VAT returns. In addition, you will need an overview of your current loans and mortgages in the Netherlands, as these are taken into account in the assessment.

What are the current interest rates?

Interest rates for non-residents fluctuate with the market and are currently around 3% to 4.5%. Variable rates are based on Euribor plus a margin; fixed rates are usually higher and depend on the term and your profile. Ask our mortgage advisors for the current rates and use a range in the calculator, rather than a single percentage.

Are the costs tax-deductible?

For a rented property, mortgage interest and financing costs are deductible from your Spanish rental income. For a second home that you do not rent out, there is no rental income to deduct anything from. Always have this assessed for your specific situation by a tax advisor.

How long does it take?

Allow for approximately 4 to 6 weeks from the moment your file is complete. The valuation and legal checks on the property take the most time. A file that requires additional information halfway through will double that lead time.
