Costa del Sol market data, without the noise
The annual report on the western Costa del Sol. Price development by micro-region, realised rental income, and the costs associated with a purchase. Compiled by our team in Estepona, based on land registry figures and our own transaction data.

Four figures that determine your return
This is a preview of the report. More important than the numbers are the assumptions behind them. Below, you can read what each figure measures, where it comes from, and what you should be cautious about.
Price per square metre
The price per square metre for new-builds in Estepona and Marbella varies significantly depending on location and finish, while existing properties are generally lower. In the report, you will find the current ranges per municipality. Note the source: the report uses actual sale prices, not asking prices. It is precisely in that difference that your room for negotiation lies.
Value development
Over the long term, we calculate with an average value increase of approximately 5% per year. This is a multi-year average, not a prediction for the coming year. A scarcity of quality supply and international demand drive the market. A year of stagnation is also part of the process.
Gross rental yield
For a well-located apartment, we estimate an average of 4 to 8% per year, excluding capital appreciation. Gross means: before management fees, community charges, vacancy periods, and 19% tax on net rental income. The net figure will always be lower. We never promise a guaranteed return.
Demand by area
Estepona and the New Golden Mile are growing the fastest. They have a lower entry price than Marbella town centre, with amenities that are developing rapidly. The report compares this demand against the supply in the pipeline. A sought-after area with plenty of new-builds under construction is a different story to a sought-after area with no space left.

Frequently asked questions
The questions we are asked most often about the market report.
The report covers the last full calendar year, supplemented by the trends we are currently seeing in the market. Sources: transaction data from the land registry and our own project administration. Land registry figures lag behind real-time practice, so for the most recent months, the report relies on our own data.
The western Costa del Sol: Estepona, the New Golden Mile, Marbella, Benahavís, and Nueva Andalucía. Each zone is broken down individually, as an average for the entire coast tells you nothing. The Spanish national average is included as a benchmark.
Public data shows asking prices. We show what was actually paid and what those properties subsequently generated in rental income. That difference is the whole point. We buy, rent out, and manage properties ourselves on the Costa del Sol, so the figures come from our own records.
Yes. It is completely free and there are no strings attached. We prefer to sit down with people who already have an understanding of the market.
Use this report as a frame of reference for your property's value development. For tax returns or an official valuation, you will need a certified surveyor. Our data provides supporting evidence, but it is not a formal valuation report.
